Green/Sustainable Buildings

Overview

Over the past several years, the "Green Building" movement has gained tremendous ground and caused ripple effects across the entire real estate business. Indeed, the movement has spawned the emergence of a new industry, led by a number of parties including the United States Green Building Council with its Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ certification program. Given the importance of the Green Building movement --and the search for more sustainable development practices of which it is a subset-- we have decided to focus some of our efforts on the topic, along with the many ancillary issues that it triggers.

NAIOP Forum Presentations

On May 4 2007, we made several presentations on Green Buildings to the National Association of Industrial and Office Park Forums. The presentations contained the same basic core shell, but were customized to each of the audiences. They were based on a combination of primary and secondary research. The primary research consisted of a series of exploratory Internet-based surveys that were distributed to targeted groups of professionals. In total, over 400 usable responses were generated. The surveys were then sent to members of the Forum groups to provide a basis for comparing and contrasting responses. Our hope was that our exploratory research would help us begin to develop some grassroots understanding of the issues, myths, barriers, and opportunities surrounding the movement. Our objective was to interject some market-based input into the debate in hopes of creating a more balanced approach that is more fact-based and less normative than some of the current rhetoric that is exploding in the popular press. We will be building on this research and drawing on our rapidly expanding literature base.

Since some of the Forum members who responded to the survey were not able to attend in person --and the pace of the discussion was relatively fast to allow us to cover the breadth of issues-- we are posting the PowerPoints here for their review. Please note that they are in presentation form and do not benefit from commentary or notes. We will be working on those dimensions as we go forward and may convert them to streaming videos if there is sufficient interest.
