Overview. This course is an advanced level course that approaches financial decisions through the eyes of an investor, either individual or institutional. In addition to basic financial models, the course explores forms of ownership, tax implications, investment strategies, investment management, and portfolio management. The discussion covers both private and public forms of investment, along with debt and equity positions. This course introduces students to real estate investments and the risk/reward trade-offs associated with various deal structures and relationships with financial institutions. The material is designed to extend basic valuation and research skills to determine the economic viability and marketability of real estate within the context of specific institutional contexts and financial instruments. The discussion covers three perspectives: site in search of use, use in search of site, and investor in search of an opportunity. In terms of instruction, the course is taught as a seminar, which allows students to explore advanced topics and applications.
Positioning. This is an optional course for students who specialize in Real Estate, but is required for the MSRE. The course draws on the three core courses and places emphasis on equity investment.
